A House for sale by the owner located in the village of Girosp near Aspet in the Haute Garonne, France.  This house was one of the original two "granges" built by the local order of French monks who founded Girosp in the 14th or 15th Centuries.  This beautiful village house has now been restored and will make an ideal permanent home, holiday home, chambre d'hote or gite.  The house is full of original features and has been restored by local French craftsmen using local materials.  Original features include a bread oven, arrow slits, two external stone stairways, exposed beams, half timbering and the remains of a defensive tower.  The house totals 260m² on two floors with a double garage, two balconies,  three large ground floor rooms and four 1st floor bedrooms (each one big enough for an en-suite bathroom).  Located 1 hour from Toulouse and 1 hour from Pau, in the foothills of the Pyrenees, it is ideally situated in one of the most picturesque parts of France.

The completed renovations comprise the following:- Removal of the original roof – repairs to damaged walls (half timbering) - New roof using local timber and covered with original tiles - rendering and pointing of external walls - replacement hardwood (chestnut) external doors based on original models - new windows in chestnut (double glazed) - new wooden shutters - creation of new Ash wood staircase and 1st floor gallery - hardcore base ground floor (17cm lower than final floor level to permit installation of under floor heating etc if required) - new hardwood (chestnut planks) floor at 1st floor level - plaster/plasterboard or rendering of internal walls - new plaster ceilings with insulation -  installation of water meter.

The interior of the house is laid out in seven large rooms.  The next owner of the house will be able to decide the layout and use of each room, complete them accordingly and to their own taste.

This is the newly restored 15th Century main entrance to the house.  The door is a copy of the original and is in solid Oak and is finished with square-headed nails.

Some of the internal stonework has also been left exposed.

The carpenter has made a curved window above this old stone sink in a 1st floor bedroom.

The rooms are light and airy and have solid chestnut floors.

The price of this historic property is 225,000 Euros.
